Bali PBG Building Permit

PBG Building permit is new building permit in Bali. Starting from 2022 the old IMB (Izin Mendirikan Bangunan) building permit will be replaced with PBG (Persetujuan Bangunan Gedung). Same like IMB, PBG is needed to build or renovate any villa in Bali. A big difference has been introduced to the permit application and issuance. Now the building permit application can be submitted after the construction, not before, like it was with IMB permit. PBG does not require to be applied before construction start. PBG acts a a regulation and advice rule that states how the building should be built. PBG can be issued in 2 days as long a the villa or a building has a statement of technical standards.
Basically, now there are two ways you can get a permit. You can follow all the rules suggested and recommended by the regulations for building and apply for PBG permit and wait till they approve and can start building. This way the permit will cost less. Or you can go with a Building Feasibility Certificate (SLF) and start building right away and then apply for PBG, depending how well you or not well you followed the recommended guidelines for construction you will get a higher price for the permit.
How to apply to PBG Building permit in Bali.
1. You need to submit you technical, structural plan to city government before the construction.
2. After the all documents are checked and approved, Applicants should submit:
- Owner details
- Construction/building data
- Technical/Structural Plan
3. Registration and document submitons are done via the SIMBG (Building Management Information System)
4. After all infomration is submited , a shedule is provided for planning consultations. The process includes:
- Registration
- Inspection for complioances with standards
- Compliance statement
5. The last examination is conducted and recommendation for re-registration of PBG & Compliance Statement with Technical Standards are issued.
In addition to PBG, a Proof of Building Ownership (SBKBG) & Building Feasibility Certificate (SLF) is also needed.
